The Clampitt River Ranch consist of 419.21 acres a few minutes north of Henrietta on either side of Hwy 148. It is prime hunting land that's completely wooded with frontage on the Little Wichita River along with a large seasonal creek. The ranch is primarily wooded with mature mesquites, oaks, pecans, hackberry and various other hardwoods. The Little Wichita River serves as the entire north boundary. An unnamed seasonal creek extends across the southern portion. These areas are densely wooded with thick underbrush. There are several sloughs and low lying areas throughout. The majority of the land is level to sloping north with the highest elevated points across the southernmost portion. Great quality whitetail deer are known to be in this area and along the river. Other wildlife in the area is deer, hogs, bobcats, coyotes, dove, quail, duck, turkey to name a few. In addition to hunting the river also offers fishing.
The entire boundary is fenced and is considered to be in average to good condition. Electricity is available along Hwy 148. Public water appears available. There are no structural improvements on the property.
The property is split by Hwy 148, both sides are nearly identical in land type. The primary difference is land size. The west side consist of 182.88 acres while the east side has 236.33 acres. The Seller prefers to sell the property as a whole, but will entertain selling either side separately.
The Seller is offering half of his minerals with an acceptable contract. There is no existing oil and gas production on the property.
