Farr Ranch - 326 +/- Acres, Baylor County

This is great combination ranch located between Seymour and Megargel in eastern Baylor County, specifically at the northeast corner of FM 1790 and Rendham Rd.

The land is primarily native mesquite pasture with dense to moderate coverage of mesquites. The balance consist farmland broken into two fields. The north field is approximately 35, the south field is 45 acres. Both are fenced separately. The topography is level to rolling with various overlooks and steep embankments. The high point is at the center of the property then the land generally slopes to the north and south. The topography offers many scenic vantage points. Surface water consist of 4 stock ponds all with water, Coal Creek and an unnamed seasonal creek.

Improvements consist of a 30' x 50' insulated workshop with approximately 300/sf of finished space with a small loft. The shop area has two large sliding doors. On either side of the shop are carports the entire length of the shop. The east carport is 25' and the west side is 30' both with gravel. The finished space has a window unit for cooling. Heating is provided by a wood burning stove located in the shop that can heat the shop area and finished space. Currently there is a rain water catch system. North of the workshop is a 30' x 60' metal equipment shed or hay barn. Other improvements consist of steel livestock corrals.

Electricity is on the property at the workshop. Public water is not currently on the property. The water line is believed to be across Redham Road near the southwest corner of the property. Extending the waterline and purchasing a water meter should be obtainable at a reasonable cost.

The entire boundary is fenced and the interior is cross fenced. All fencing considered to be in average to good condition.

The property offers great hunting. Wildlife know to be in the area include whitetail deer, hogs, bobcats, coyotes, dove, quail, duck, turkey to name a few. In addition to the hunting the stock ponds offer fishing.

Minerals are available with an acceptable contract. There is no sign of oil production on the property.
