Jolly Ranch - 6,640 Acres

The Jolly Ranch is located in the west central portion of Clay County, 10 miles east of Wichita Falls, 10 miles west of Henrietta and 105 miles northwest of Fort Worth. It has frontage on Hwy 287, FM 2393 and numerous gravel paved county roads.

The ranch primarily open grassland with both improved and native grasses. Several pastures have been grubbed and re-planted with grass seed, some pastures were just grubbed without re-planting which allowed native grasses to flourish. There are several fields utilized for hay production. There is currently no cultivated land, if desired there are several areas that could be converted to cultivation. The topography is rolling with moderate elevation changes. There are several large hills offering impressive panoramic views of the ranch and surrounding landscape. There are two named creeks, Bennet and Duck Creek, which is where the majority of the hardwoods reside. There are several other wet weather creeks throughout. The remainder of the ranch is open with minimal coverage of mesquites, mostly large mesquite left in place to offer shade for livestock.

The ranch is adequately watered with over 55 stock ponds. The ponds are strategically placed in each pasture. The ranch is cross fenced into 15 pastures, with several smaller grass traps located near the pens and hay fields. The perimeter and cross fencing is considered to be in good to excellent condition. There are four sets of pipe metal working pens. The interior road system is considered above average and allows easy access throughout the ranch. Most of the pastures have frontage on public roadways, offering all weather access to the ranch. Dean Dale Water is available at both headquarters.

West Headquarters, located south of Jolly on the west side of FM 2393. This is where the primary pens are located. There is a large shop, horse barn with tack room, turn out pens, a brick office with bathroom, efficiency apartment and storage, a brick scale house with a kitchen and bathroom, fuel tanks, bulk overhead feeder, large gravel drive. This is the primary headquarters that the ranch currently utilized.

East Headquarters, located east of Jolly on the south side of Hwy 287. There is newly constructed log cabin that needs minimal finish out to be completed, a pool house with the pool being indoors and large open area that was designed to be a gym. There is a shop, equipment shed, several small pens and traps, horse barn with turnout pens and enclosed dog kennels.

The Jolly Ranch would make a great home to new cattle operation, or for an expansion of an existing cattle operation. Given the existing forage and its historic capacity, this ranch would easily handle 400-450 animal units, or 1 unit to 15 acres, with normal weather conditions.

The Seller believes it owns the majority of the minerals but does not know the exact percentage. The Seller will convey all owned minerals with an acceptable contract. There are currently no producing minerals.

The Buyer will have the first option to purchase any of the equipment, or livestock.

The Jolly Ranch is located in a highly desired ranching area of North Texas. It is one of the nicest ranches that has been offered for sale. The ranch has been properly managed, maintained and strategically improved. Given its location, size, overall condition and production, this deserves the attention of any type of Buyer.
