Located in the northwest portion of Jack County, 15 miles northwest of Jacksboro and just a short hour and a half drive northwest of Fort Worth.

The land is primarily heavily wooded with oaks and a few scattered mesquites. The terrain is gently rolling across most of the ranch with good elevation change. A ridge extends along the eastern boundary with great westerly views and overlooking the creek bottom. The land generally slopes west toward McBee Branch Creek. There is not a pond on the property but there are several ideal locations for constructing ponds.

The property is accessed by a private deeded road off of FM 2190 with an electric gate. The road is an all-weather gravel paved road, very similar to a traditional county road. It is currently in the process of being built as it will not show up on aerial mapping systems.

Electricity is available near the south boundary. There are no water wells on the property, but there are several homes in the area that are service by well water so, it should be easy to find.
