This is a perfect turn-key hunting property available just in time for deer season. There are 12 deer blind and feeder set ups in place and will convey with the property. In addition to hunting there is great fishing opportunities on the property . There are 6 ponds total, 3 of them were recently built and all are stocked with either bass, crappie or catfish. Rarely do you find a turn key ranch already set up and ready to go like the Mesquite Hill Hunting Ranch.

The ranch is located in north Clay County, 4.5 miles northwest of Petrolia, approximately 30 minutes northeast of Wichita Falls and 1.5 to 2 hours northwest of Dallas Ft. Worth. It has asphalt road frontage on FM 810 across the north boundary and gravel road frontage on Glasgow Rd on the west boundary.

The land is primarily heavily wooded with mesquite with several natural cleared grass areas. Hay Creek extends through the south portion of the property. This area is densely wooded with hackberry, some hardwoods along with dense underbrush. Overall the ranch has good cover and habitat for wildlife. The topography is primarily rolling terrain. There are two large hills on the north and south portions offering great views of the property and surrounding landscape. At the southernmost portion there is a 40 acre field that was once cultivated, but has not been in several years. It could easily be converted back to farmland if desired.

A portion of the property was aerial sprayed for weed control in the spring of 2019. Which is why some of the mesquites have lost their leaves. The mesquites are not dead, the chemical used essentially "burns" the leaves. By next year and the following year the leaves will be back on the mesquites.

Quality whitetail deer are known to be in this area of Clay County. The Wichita River is located less than a mile to the north and west of the property. Other wildlife known to be in the area is hogs, bobcats, coyotes, dove, quail, duck and turkey to name a few.

The property is currently set up with 12 deer blind and feeders set up. Some of the blinds have multiple feeders, both corn and protein feeders. The majority of the blinds are fiberglass 1 or 2 person on towers made by Dillon Manufacturing. All of this is to convey with the property.

There are 6 ponds on the property ranging in size from a half acre up to 3 acres. Three of the ponds were recently built with a max depth of 25 feet. Fish structure and habitat were emphasized during the construction process. All three ponds were stock with fish in the last 12 to 18 months with the recommended amount of fish and bait fish. The first was stocked with bass, second was stocked with bass and crappie and the third was stocked with catfish. The owner is unaware if there are fish in any of the other ponds.

Improvements consist of livestock corrals and a small livestock barn. The entire boundary is fenced and is considered to be in good condition. The interior road system is above average and adequate to navigate throughout the property.

Electricity is on the property. There is no public water. Well water is believed to be available.

There are approximately 5 producing oil wells and a set of tank batteries on the western edge of the north half of the property. The seller does not own any minerals.
