The New York Road Ranch is located in the central portion of Clay County approximately 2.5 miles south of US Hwy 287. The ranch is 7 miles southeast of Henrietta, 20 miles northwest of Bowie and 22 miles southeast of Wichita Falls. The tract is rectangular in shape with the majority of the frontage on New York Road with additional frontage on Cullars and Lonestar Roads.

The land is primarily open native pasture with moderate coverage of mesquites. The mesquite are scattered with isolated dense areas. The lack heavy mesquite coverage has allowed the native grasses to flourish. It is estimated that the open to wooded ratio is 60/40. The topography is level to sloping with draws extending through the central portion of the ranch in a southeast direction. The elevation change offers great building sites close to the roads that would allow great views of the property.


The perimeter and cross fencing is considered to be in good condition. Surface water consist of 3 stock ponds with a few other watering holes that could be converted to year around stock ponds. Electricity is extended to the improvements and appears to be available. Electricity also extends along the road frontages. Its believe there is an older well at the improvements, but the condition is unknown. Well water is known to be in the area and is readily available. There is a windmill on the property, but does not appear to be functional.
