Swift Creek Ranch - 838.48 Acres

The Swift Creek Ranch consist of 838 acres in northern Jack County. It is one of the nicer large raw land tracts currently available in the area. It is located 15 miles northwest of Jacksboro and just a short hour and a half drive northwest of Fort Worth.

The land is primarily heavily wooded with oaks and scattered mesquites. With a good balance of natural cleared areas. The terrain is gently rolling across most of the ranch with nearly 11 foot in elevation change. Near the center of the property is the highest elevation points. This area offer tremendous views of the ranch and the surrounding landscape, including Squaw Mountain to the northwest. The Swift Creek Ranch is home to two named creeks, McBee Branch and Roper Branch. McBee Branch is the larger of the two and meanders through the southwest quarter of the ranch. It eventually flows into Cameron Creek beyond the western boundary. Roper Branch extends through the eastern quarter in a north/south direction. In addition to these creeks, there are several other seasonal creeks scattered throughout and four stock ponds.

The property is completely fenced and is in good working condition. Electricity is available at several locations on the ranch. There are no water wells on the property, but there are several homes in the area that are service by well water so, it should be easy to find. The interior roads are consider to be in average condition and adequate to navigate the ranch.

There is oil and gas activity on the property, but is minimal and isolated to the northwest and eastern boundaries. There are three active shallow wells with small pump jacks and tank batteries located in the extreme northwest corner of the property encompassing less than 2 acres. The remainder of the production is located along the central portion of the eastern boundary, which includes a medium sized pump jack and an injection/disposal well. No minerals are available.
