Description

The Clay Ranch - 161.76 Acres, Clay County

The ranch is located in north western Clay County on the north side of FM 2332, 9.5 miles south east of Petrolia, TX, 16.5 miles north east of Henrietta, TX, 27.5 miles north east of Wichita Falls, TX, 110 miles north west of Fort Worth, TX, and half a mile south of the Red River.

This property has a lot of diversity and would make a great purchase for someone looking to run a small cow herd as well as a great weekend getaway recreational/ hunting property as it has water and electricity to support an RV or cabin site.

The land hosts a large amount of diversity with open rolling grass land with a few scattered wild plum thickets, mesquites and hackberry's that drop off into a deep heavily wooded draw that hosts a seasonal creek that runs throughout the north side of the property and feeds into the Red River. The creek bottom is heavily wooded with various hardwoods with the majority being large pecan and cottonwood trees. Abundant wildlife frequents the property and use the heavily wooded creek bottom as a travel corridor as well as a spot to seek refuge. The primary wildlife that frequents the property is white-tail deer, wild hogs, rio-grande turkeys, bobcats, coyotes, dove, quail, and waterfowl. The property has consistently produced the harvesting opportunities of quality white-tail deer. There is a small amount of farmland located in the south central portion of the property that makes for great wildlife attractant and allows for grazing as it is cross fenced from the rest of the property. The farmland contains 22+/- acres and was previously planted in wheat. The property has 2 stock tanks that are approximately 1/2 acre in size and could be stocked with fish and make great fishing ponds. There is also a spring that seeps out the side of a hill and feeds down into the creek bottom that rarely goes dry. The ranch is currently under an Ag Exemption and could continue under this exemption with little effort.

The improvements consist of a 20' X 40' equipment barn and a great set of metal livestock corrals that are plumbed to a water well and have a water trough with an automatic float. The property has good exterior and interior barbed wire fencing and currently holds livestock. The property does have electric meter and a good water well contained inside a well house with pump, pressure tank, and electricity. A water line runs from the well house south to the electric meter and east to the livestock corrals. There is 1 insulated metal tower blind with feeder, feeder pen, and two tripods blinds as well that will be conveyed in the sale.

The improvements are primarily located in the south west corner of the property which would make for a great RV or cabin site without compromising any hunting activities on the property. The property has a lot of elevation change which allow for some stunning views and one of those being the Red River. The property is accessed by a deeded easement that is accessed from FM 2332 and dead ends into the property. The easement leading into the property is approximately 5,250' and is currently well maintained.

The Clay Ranch would make a great investment for someone looking for a potential hunting property that can also support the amenities for a weekend getaway or someone just looking to have a place to run a small cow herd.

Asking $2,395/Acre, or $387,415
