The North Dean Ranch is located one half mile north of Dean fronting the west side of FM 2393. The ranch is easily accessible from US 287 and is approximately 2 hours northwest of Ft. Worth. The nearest large metropolitan town is Wichita Falls, which is located less than 20 minutes southwest/west of this ranch.

The majority of the ranch is moderately wooded mesquite pasture with scattered hardwoods. The hardwoods are dominate along the Wichita River and along the various wet weather creeks. The Wichita River serves as the north and east boundary. The south and eastern portion of the ranch has level to rolling terrain. As you go north and east the elevation changes significantly. There are huge ridges and hills scattered that offer unbelievable views of the ranch. The entire ranch is native pasture with the exception of a 35 acre improved grass field and a 30 acre cultivated field. There is a scale house, with living quarters of similar construction quality as the house, located near the pens. The livestock pens are of pipe construction and are in good working condition. Dean Dale Water supplies the ranch house and is also extended to the scale house and pens. For an additional source of livestock water, there is a water line that extends from the pens to the Wichita River.

The North Dean Ranch would make a great home to new cattle operation, or for an expansion of an existing one. Given the existing forage and its historic capacity, this ranch would easily handle 160-210 animal units, or 1 unit to 15-20 acres.

The ranch has had very little, to no hunting pressure. Wildlife in the area include Whitetail Deer, dove, ducks, coyotes, bobcats, and hogs. Quail are making a comeback! Several coveys have been spotted.
